Since spring this year we have been in a Sellers Market for most of the Victoria Core and outlying areas. After a hot summer market the fall has not cooled off, we saw a 24.6% increase in sales for September year over year with 704 properties selling. Inventory is increasingly low with 3,478 listings at the end of September, 18% less than September of last year when we had 4253 active listings. In Oak Bay alone there are only 11 single family homes currently available under $1,000,000. We are consistently seeing multiple offers on not only new listings, but properties that have been on the market for months. Listings selling at or above asking price is a common occurrence when homes are priced well, we are also seeing a demand for homes that are move in ready.
The graph below shows the change in the Home Price Index value of a standard benchmark home in the Victoria core from September 2014 to September 2015. Last September the standard home in the Victoria core was $558,600, this year that same home is $607,100, that's an increase in value of 8.6%.
Halloween Pet Safety Tips!
Halloween is always a fun time of year, but for your pets it can be stressful and overwhelming. To keep your pets safe and relaxed this Halloween here are a few things to remember:
1) Keep all candy and chocolate somewhere that your pets can't get to them! 2) Put your pets in another room when trick or treaters come to the door if they are easily frightened. Costumes can spook animals, and in turn they may scare the children! 3) Make sure your pets are properly identified in case they escape. 4) Keep lit candles and jack-o-lanterns out of pets reach. 5) If you are dressing up your pet make sure the costume is comfortable and there are no pieces they can easily chew off!
It's that time of year again, The United Way of Greater Victoria has kicked off their Community Campaign for 2015. This year the campaigns' goal is focused on participation and increasing the amount of donors by 100.
