Welcome to Issue #5 of CommonWealth Partners' Sustainability Newsletter. In this quarter's newsletter, you will find many exciting updates and major highlights on the sustainability initiatives that CommonWealth Partners has undertaken in 2016.

GRESB SURVEY RESULTS

CommonWealth Partners continues to perform well in GRESB's annual Real Estate Assessment Survey — Ranking 2nd out of 35 in the office category, up from 3rd place last year. As the reporting competition gets steeper each year, our increase in ranking is a testament to the success of our Environmental Social Governance program.

560 MISSION WINS AWARD AT THIS YEAR'S EBIE AWARDS

560 Mission Street
Congratulations to this year's Smooth Operator Winner at Urban Green's 2016 EBIE Awards Ceremony.

560 Mission was awarded for overall reduction across multiple categories through improved operations & maintenance: 

  • Engaged tenants to reduce waste across the board, including the addition of trash “saddle baskets” to existing recycle bins to make separation easier and cut waste in half
  • Offset energy use through purchase of energy credits
  • Encouraged smart transportation through car-sharing, bicycle parking, and promoting mass transit
  • Managed demand by engaging tenants to turn off unused equipment and to use shades to avoid heat gain in summer. In addition, 560 Mission worked with utility providers to curtail power use by reducing lighting levels and turning off restroom heaters periodically.

ENERGY STAR BATTLE OF THE BUILDINGS BOOTCAMP
Three CommonWealth Partners' properties are participating in ENERGY STAR's BOOTCAMP competition! Every year, EPA hosts a nationwide competition among buildings to help organizations save energy, save water, and fight climate change with help from EPA’s ENERGY STAR and WaterSense® programs. The program lasts for 3 months focusing on September = Lighting, October = Plug Load and November = Heating & Ventilation. Download your toolkit today and help support your colleagues at:

MANDATORY COMPOSTING REQUIREMENT IN CA

Starting on January 1, 2017, businesses in California generating 8 cubic-yards or more of organic waste weekly must implement organic waste recycling services. To learn more about AB 1826 - Mandatory Commercial Organics Recycling (MORe), click here

ENERGY STAR UPDATES

At a Glance: 46% of the portfolio has already received an ENERGY STAR Label for 2016 with a weighted average score of 83. Here are few recent updates to ENERGY STAR:
  • The Deadline to submit for an ENERGY STAR Label is by November 15, 2016.
  • Waste tracking is now available. Soon, all properties will be able to have waste invoices automatically input into ENERGY STAR.  
LEED DYNAMIC PLAQUE

We are excited to announce the following properties have switched from the previous LEED-EBOM Certification route to the new LEED Dynamic Plaque streamlined route:

BETTER BUILDINGS PARTNERSHIP UPDATE

LEED GREEN ASSOCIATE AND OTHER EDUCATIONAL WEBINARS

A free online training for the LEED Green Associate exam is available to all CommonWealth Partners employees through Verdani Partners. Please send an email to sustainability@cwpla.com to receive registration instructions along with the free promotional code for CWP employees.

Additional Sustainability training materials should be available soon including the topics listed below: Sustainable Sites, Water Efficiency, Energy Efficiency, Materials and Resources, Indoor Air Quality, Tenant Engagement, and much more!

2016 PERFORMANCE IMPROVEMENTS

In 2015 CommonWealth Partners has reduced it's energy, water and carbon consumption in all categories compared to previous years and to other comparable building types according to ULI's Greenprint Report. Thank you to all the property teams that helped us continue to reduce our consumption toward achieving our 20% reduction targets by 2020.

Our reductions in 2015 are equivalent to the following:

  • 7,129 Barrels of oil consumed
  • 325 Homes of energy consumed
  • 650 Cars removed from the road
  • 79,796 trees planted
SPEAKING OF SUSTAINABILITY
This year CommonWealth's Sustainability Team represented our program at the following events:
  • April 2016: The Sustainability Team spoke at the annual Property Management Retreat held at our headquarters in Los Angeles. 
  • May 2016: DOE's Better Buildings Summit: Jessica Loeper spoke about Tenant Engagement Strategies. The presentation included best practices and lessons learned from CommonWealth Partners' experience with our tenant engagement programs. 
  • September 2016: Spoke to CalPERS regarding CommonWealth Partners' corporate wide energy efficiency measures currently in place.
  • October 2016: Daniele Horton, CWP's Director of Sustainability, presented on Friday, October 7th on Engaging Stakeholders on Efficiency in Los Angeles.
