Welcome to Issue #4 of CommonWealth Partners' Sustainability Newsletter. In this quarter's newsletter, you will find many exciting updates and major highlights on the sustainability initiatives that CommonWealth Partners has undertaken in 2015 and 2016.

SUSTAINABLE PROPERTIES AWARDS

As we have wrapped up another successful year, we are excited to announce the winners of CommonWealth Partners’ Sustainable Properties Awards. This annual awards program was created to show our gratitude and recognize all the property teams that have been working hard all year to make our buildings more efficient, sustainable and profitable.

The awards were based on information that our Sustainability Team collected from the property teams in 2013, 2014 and 2015 from Energy Star, the LEED Assessments, and 2015 GRESB Survey. The winning properties will receive a certificate of recognition and will be acknowledged in the 2016 Annual Sustainability Report.

WELCOME 787 SEVENTH AVE!
We would like to welcome our newest asset from New York to CommonWealth Partners!

This is a 54-story premier office building located in Midtown Manhattan. The building has undergone significant improvements over the years including the addition of 6 new cooling towers, which increased cooling capacity from 3 to 5 watts per gross square foot!

We look forward to working with the team at 787 Seventh Ave to encourage more sustainable initiatives.
LEED CERTIFICATION UPDATE
Congratulations to City National Plaza, Hamilton Square, Pacific Center 1, Pacific Center 2, and Safeco Plaza for achieving LEED certification in 2015!

Kudos to Russell Investments Center and 560 Mission for their second Platinum LEED-EB:O+M certifications. Russell Investments Center received its recertification in February 2016 and 560 Mission received its recertification in September 2015.

LEED DYNAMIC PLAQUE

We are excited to announce that 560 Mission is officially piloting the LEED Dynamic Plaque which is an alternative approach to the traditional LEED recertification route. We are hopeful that this method will help to simplify and lessen the cost of the LEED recertification.

ENERGY STAR UPDATE

There will be several major upgrades to the ENERGY STAR Portfolio Manager website in 2016.

The most important Portfolio Manager upgrades include:
  • Similar to the existing energy and water monthly tracking, solid waste monthly tracking will now be available for each building.
  • A new “Dashboard” will show an at-a-glance set of performance metrics for each property on the My Portfolio page
  • Based on feedback, users would like to track electric demand. Energy Star will research how to track electric demand. The goal is to make this available in February 2017
  • An audit report for meters will show Active/Inactive Dates and First/Last Bill Dates for all meters and properties
Thank you to all the Property Teams that successfully submitted and secured their 2015 ENERGY STAR labels. CommonWealth Partners had a total of 14 labels earned in 2015 which enabled us to apply for the Energy Star Certification Nation under the Premier Member category.
INDIVIDUAL PROPERTY TEAM SUSTAINABILITY ACHIEVEMENTS
SHINE A LIGHT
A few of our properties conducted some significant lighting retrofits this past year that resulted in significant savings! 
PACIFIC CENTER
By June 2015, a total of 658 lamps were replaced with high efficiency LED lamps resulting in 8.16% energy savings from the previous year!!
COTTONWOOD CORPORATE CENTER
By November 2015, a total of 434 lamps were replaced with high efficiency LED lamps resulting in 6% energy savings from the previous year!!
EBies APPLICATIONS
Congratulations to the following properties that showed remarkable sustainable improvements. We have submitted applications for these properties with the intent to be nationally recognized with the prestigious EBie award. Finalists will be announced on May 4th and the EBie Awards Event will take place in NYC on June 20th.

GREEN TIP INITIATIVE

You may have noticed the green tips at the top of each property's website. This is a new initiative that was rolled out in January 2016 to provide helpful tips and reminders on conservation. Building tenants can also receive these tips on their personal devices.

Remind your tenants to submit their notification preferences to ensure they receive vital communications from Property Management.

UTILITY AUTOMATION UPDATE
We have partnered with Goby SeaSuite to automate each property's utility data. Utility automation will streamline our data feed and collection process into Energy Star Portfolio Manager. Property teams will save valuable time and will no longer need to manually input utility information. In addition, data integration will improve the accuracy of our utility data and help with our reporting efforts.
NEW POLICIES
CommonWealth Partners is committed to continuously enhancing our sustainability efforts. To guide our efforts, we have implemented two new policies. 
  1. Health and Wellbeing: We implemented this corporate policy to continue to provide building occupants with safe, healthy, and supportive work environments.  
  2. Sustainability Due Diligence Procedure for New Acquisitions: The intent of this policy is to strategically acquire investments that meet our Sustainability criteria and identify potential improvements that can improve the Sustainability performance of those assets increase.
     

DEPARTMENT OF ENERGY BETTER BUILDINGS SUMMIT 


Jessica Loeper, CommonWealth Partners’ Senior Sustainability Manager, will be presenting on tenant engagement at the Better Buildings Summit. With an estimated 900 attendees, this annual event is designed for partners and key stakeholders to exchange ideas and best practices for improving the energy efficiency of our nation's homes, buildings, manufacturing plants, and public facilities. LEED GREEN ASSOCIATE TRAINING
A free online training for the LEED Green Associate exam is available through Verdani Partners. Please send an email to sustainabilty@cwpla.com to receive the code for CommonWealth Partners employees.
UPCOMING SUSTAINABILITY EVENTS 
  • Earth Day: Friday, April 22nd. The national Earth Day event theme this year is "Let's get planting." Please consider holding a tree planting event, hosting an E-Waste drive, providing alternative transportation strategies for your tenants or any other tenant engagement events to celebrate Earth Day.
  • National Bike to Work Day: May 20th
  • World Environmental Day: June 5th
