As Summer comes to a close, a few updates...

1. Summer Recap 
The shift towards a shorter Peak Summer continued this year, as we experienced less demand for June and now August. This has forced us to shorten our Peak season and associated rates. July remains the best month, which was magnified this year with 5 weekends during the busiest time with highest rates. In preparation for next Summer, we have made appropriate adjustments to season dates. 

2. Pet Friendly 
More and more lookers request pet friendly options as they will not travel without their fur babies. If not already pet friendly, you might consider allowing to improve your home's appeal. Our restrictions for pets include max weight of 20 lbs, non shedding breeds, and crated when unsupervised. If you'd consider allowing a pet with these restrictions, please lus know so we can update your listings. 

3. Off Season Discounts
As we enter the off season, we are experiencing the constant request for discounts on already reduced rates. Unlike Summer where the demand allows us to hold firm on our rates, the off season requires flexibility and negotiation. We discount and run specials often so you might see rates on your statement that are lower than what is advertised. 

4. Property Updates & Improvements  
With increasing competition, it is vital to ensure your home is updated to stay attractive. Generally speaking, furniture updates and decor can improve a home's appeal. We have seen results with identical units. Air conditioning and/or ceiling fans are a regular request as well. Homes that start to look dated experience lower rates and lower occupancy. 

5. Trash Bin Service & Cleaning 
Our experience with the new company has been fantastic! Where needed, we will be expanding our service with CleanCan to include the moving in/out of bins on scheduled pick up days, as many guests ignore or complain about the task. The cost, which includes monthly bin cleaning, is $30/month. As always, this is the direct vendor cost with no markup. 

6. OTA Advertising 
Online Travel Agencies (OTA's) continue to play a large role in our industry. We have seen solid results with TripAdvisor/FlipKey and are currently completing our full integration with Airbnb.
