My dear friend, Hilary Gleason is the Co-Founder and Executive Director of Backline, a 501(c)(3) non-profit that connects music industry professionals and their families with mental health and wellness resources. Hilary launched the initiative in October 2019 after a series of tragic losses illuminated the need for a better way forward.
Life in the music industry can be incredibly isolating and difficult, with long stretches of time away from home, inconsistent income and lack of access to health insurance. Backline provides a safe, private and immediate place to go for help, serving as a critical safety net for all those who have a hand in making the music happen. 

In April of this year, Backline put together a star-studded lineup of artists to call attention to the issue. Performers included Alanis Morissette, Leon Bridges, Black Pumas, Dawes and Bob Weir of the Grateful Dead. Backline's mission continues to gain momentum as they support the music industry following more than a year of closures as a result of the COVID-19 pandemic. 
Hilary lives in the Rose City Park neighborhood in Portland. She loves playing with her dog Bernie, hiking and exploring the PNW. I am so inspired by Hilary's entrepreneurial and philanthropic spirit! If you’d like more information about Backline, please visit:

Although we’d never claim to have a crystal ball, lately we’ve been feeling some supernatural powers and want to give you our take on the near future for Portland real estate:
We’ve started to see a slight shift in the market as more and more people are vaccinated and summer travel plans get back on track. The picture perfect “cream puff” houses are still selling with multiple offers over a quick weekend, but other great homes are being overlooked and staying on the market 7-12 days or more!

In fact, we’ve seen quite a few price reductions on overpriced homes. Record-breaking high temperatures in the Portland area, and the opportunity for people to get on an airplane and get out of town are likely contributing factors.

Our lender partners say refinance applications have slowed, but they are hearing from buyers who are ready to jump back in after taking a break from the highly competitive Spring market. Currently, mortgage rates have not spiked, but may be creeping back towards the high 3’s into 2022. Currently, the rate for a 30-year conventional purchase with 20% down is around 3% to 3.125%.

And now, to conjure the spirit of the future: we may experience a brief slowing as the heat & vacations take hold, which will allow for a strong late-summer/early-fall market with a bump in inventory, a steadying of prices, and an influx of refreshed buyers.
