Hi Friends,

Fall Greetings! We hope this finds you in a cozy sweater nibbling a pumpkin-spiced sweet. While we're already missing the summer sun, we're relieved the rains are helping to end fire season.

The real estate market is slowing a tad which can be good for buyers and we're looking forward to the extra pumpkin-carving time with our friends and families. (More on the Fall housing market from Matt below!) 

Since we do have some extra time on our hands, we continue to be always-available for you and your home questions/concerns. Or even PDX recs if you're looking for a new spot for takeout! This month we're spotlighting the nonprofit Portland Mercado - a hub for Latino culture in PDX. If you haven't yet eaten at this tasty foot cart pod on Foster, you gotta check it out! 

Lastly, we are so grateful to the donors at our recent backyard fundraiser that featured PDX musician Patrick Lamb & food from Southland Whiskey Kitchen. Over $5,000 was raised for the Windermere Foundation and St. Andrew Nativity and so a GIANT thanks is in order to all of you who made that possible!

Portland Mercado on Foster is one of our favorite foodie spots in SE PDX. Comprised of an indoor market and outdoor food carts, it's an awesome place to taste a variety of Latino cuisines ranging from Venezuelan to Oaxacan to Colombian to Argentine and more!

Portland Mercado is "an incubator model and economic development initiative of Portland non-profit Hacienda CDC, which provides affordable retail space for businesses to launch and grow, and is a hub for Latino culture in Portland. The dream of developing the first Latino public market in Portland was and is a response to wealth disparities in our region and the strong community desire to have a center for commerce based on Latino heritage." 

Josh lives in the FoPo (Foster Powell) neighborhood of SE PDX, just steps to the Portland Mercado so after *extensive research* here are his Mercado favorites!
  • Tierra Del Sol (Oaxacan cuisine) Their asada or carnita tacos!
  • Que Bacano (Colombian cuisine) Their empanadas con aji & their yuca frita (vegan) (both items gluten-free!)
  • Xocotl - Fresh & natural smoothie and juice bar (pictured below)
  • And don't forget the sangria at Barrio (the bar in the Mercado)

Here's what Matt thinks the PDX Real Estate Market has in store for October:
 

2021 has been a record-setting year for Portland Real Estate. 

After 3 consecutive quarters of record numbers, the 3rd quarter showed small signs of a changing market. The summer ended with a slight uptick in the inventory of homes and a leveling out of prices. Though the market is still very much a sellers’ market with under 1 month of inventory. 

We are still seeing very favorable conditions for both buyers and sellers: Buyers are enjoying a slight increase in the number of properties to choose from and low interest rates in the 3% range. Multiple offer situations are still in play and often include a robust array of terms like over-asking prices, limited repairs and many terms that appeal to sellers. 

We are finding that home pricing and preparation are still uber-important. Buyers have been extremely savvy with pricing and home values and so we are seeing the “cream puffs” sell quickly and with pricing and terms seen in the height of the Spring market. Lesser properties are still selling quickly and for top dollar IF priced correctly to help to help overcome objections. 

My 4th Quarter prediction is for the robust market to continue and pricing to stabilize. I expect inventory to remain low and the market to remain a seller’s market. Interest rates may rise slightly, but remain well below 4%.

My takeaway is that regardless of whether you are a buyer or thinking about selling, NOW is a fantastic time to make a move. Reach out and let’s talk when the time is right for you!
