We hope everyone is having a great fall so far. This rainy weekend makes it feel like summer is over but somehow, I think we will have some warm days left before it starts getting chilly. I look forward to some weekend drives in the next few weeks to check out the changing leaves. Hopefully you can take advantage of that as well.
The most recent statistics published by our MLS reveal some interesting trends so far this year. (As of Aug 31, 2022)
- The number of New Listings is down 4.1%
- The number of Closed Sales is down 19.3%
- The Median Sales Price is up 15%
- Inventory is flat at 1.5 months of Inventory
So, what does all this mean?
For the most part there are fewer people that want to list their homes because interest rates are rising, and they do not want to give up their lower interest rates. Pricing appears to be up, but this is not an indication that prices are necessarily rising but that the homes that are selling are more expensive.
My take is that prices have leveled off a bit, but the lack of inventory is keeping them stable. There are still more buyers than sellers out there so of you are thinking about selling this would still be a good time if you have somewhere to go. Also, if you are a buyer, it might be a good time to swoop in and pick something up while interest rates are keeping pricing down and then you can enjoy savings by refinancing when rates come back down.
