The past year has definitely been interesting from a real estate standpoint in the Hickory area. We have continued to see a shortage of listings and it looks like that will continue at least into the first part of the year. There are quite a few new construction projects that will be starting this year and hopefully that will help with the current shortage.
In the current market buyers need to assume that sellers are looking to get full asking price or above. If the price is too high, some buyers are not making offers at all. We have seen a few sellers have to lower their price when they realize they have pushed the price too high.
It is important to make sure you have an agent that can help guide you on the selling side, when setting a price. On the buying side, you need an agent to help you figure out if you need to offer over or under the asking price.
Once we get real year end numbers, we will send out another newsletter showing how far the market has come and where it really stands. In the meantime, if you are a seller thinking about listing your home now is a great time, since inventory is so low.
