Welcome to the Dog Days of Summer !
Here's what's really happening in our marketplace.

PRICES:  Benchmark prices ( "typical product"), no real change year over year, but MEDIAN PRICE down about 7 - 15% depending on product & area
INVENTORY:  Less this July than last July 
SALES:  Down about 30% year over year  *most significant change*
DAYS ON MARKET:  Climbing gently
RATES:  Will climb again - but inflation has subsided a little; so look for a 0.5% increase rather than 0.75% in September.
SEASONAL PATTERN:  Pretty much the same as every year.  Summer is slow compared to Spring markets; expect more inventory in September, and prices to moderate - but no crashes in sight!

Gov't mandates "Cooling Off" Period

The provincial government recently introduced a home buyer protection period, which is a new regulation that allows home buyers to back out of a residential purchase up to 3 days after signing a contract.  The government will begin to enforce this regulation starting on January 1, 2023. The province claims that this cooling off period will help ensure that all homebuyers have an opportunity to conduct due diligence, such as securing financing or arranging home inspections.  But will this have intended results?
